Although
every project is unique, most of them follow the same order of
events. Once you ask Keenan & Sveiven for design services,
we meet with you to look over the property and establish the scope
of your planned project. Then we draft a design proposal for your
review. At this point, you decide whether to hire us.
When you accept our proposal, we collect data
from your house plans and surveys, and conduct a field survey of
the site to make an inventory. We list things that can be changed,
and those that can’t. Factors include available space, regional
climate, sun coverage, building code requirements, and anything else
that may affect the design.
By the time we complete this inventory, we account
for everything from the existing features of your property to the
details of your wish list. These form the basis of the design concept
stage, during which we convey general design schemes and outline
the elements that will make up the finished project.
Once you approve a design concept, we refine
it and work in the details. We also review your material selections
and relative costs, and discuss possible alternatives as appropriate.
After this stage, which we call design development, we move from
consulting to construction planning, and the cost shifts from creative
services to materials and labor. We establish a budget, divide it
by category, and propose a building schedule. Then, with your approval
of our contract proposal, we begin construction.
During the installation, we will keep you informed
about the progress of your project. Because the landscape architect
is also the project manager, you get personal attention and responsive
action if changes become necessary. In skill and in service, we are
